Description:
This 1850s-era Tribeca warehouse was converted into new offices for SKAPC. A lower storage level was identified as a means of adding square footage and two floors subsequently were joined together, using space as the primary source of architectural value. The design features flow from the existing conditions and programmatic requirements. Fourteen wood joists were removed and recycled to build two flights of stairs and a conference table; subfloor wood planks were repurposed for the conference room ceiling. In addition, the existing plaster brick and stone walls were left exposed and raw unless otherwise needed. The upstairs was zoned for amenity spaces and the downstairs for the design studio. Each level was designed with a different look and feel, and each flight of stairs follows a separate design concept, one a folded plan and the other storage columns, both in lieu of standard stringers.
