Such is the case with investor, Myles Horn, who buys properties that need upgrades, completes many needed renovations and repairs past owners weren’t able to, and adds amenities to attract today’s buyers. This approach adds significant value to his buildings, and they’re often sold for several times his acquisition price.
SKAPC was tapped by Horn to provide design services for much-needed exterior repair work at 87-10 51st Avenue in Elmhurst, Queens. Upkeep and improvements in this 30-plusunit, block-long multi-family building had been neglected for years.
Adept at handling renovations that minimize disruptions for owners and tenants, SKAPC completed the work while the building was occupied.
The scope of design work included repairing all of the balconies and fire escapes for safety reasons, plus to create a harmonious aesthetic as they now match the building’s brickwork. SKAPC’s exterior work, combined with interior renovations and landscaping updates handled by the owner, have truly transformed the building. Since the completion of the work, units have gone up in value and sale prices have significantly increased.
