Located on a sought-after street in one of Manhattan’s most prestigious neighborhoods, 25 East 9th Street is a boutique building that is home to an affluent community including several celebrities. SKAPC’s services first included designing a master plan to serve as a roadmap for current and future renovations, creating a more harmonious aesthetic for the building. In addition, the roadmap serves as an informative guide for tenants on what alterations are allowed.
Beginning work on the project as early as 2004 the scope of the design work involved exterior updates, including replacing the balconies with similarly designed fiberglass ones and refinishing the guard rails. SKAPC had the guard rails removed and repaired off site, avoiding the mess of stripping old paint and refinishing them in place, and minimizing the disruption to the owners and tenants.
In an early phase, exterior design work on the building included steel reinforcing repairs, a roof replacement, penthouse repairs and bulkhead repairs. In addition, SKAPC handled all necessary approvals for the terra cotta restoration work from the local zoning board.
SKAPC’s master plan also included a realignment of air conditioner placements as tenants had been putting units in walls at random, creating a scatter-shot effect. As tenants move out, air conditioners are relocated to the correct locale.
